FHA Downpayment Assistance Program is here to stay! On March 5, 2008 a US District Court released this decision in favor of The Genesis Foundation, www.preferredprogram.org. As a result the Department of Housing and Urban Development (HUD) can no longer implement it's rule against the Downpayment Assistance Program. This will allow many first time home buyers to apply a third party's contribution to their down payment, making it easier for them to obtain a mortgage loan.
The USDA now offers a guaranteed loan program for rural areas. These rural development loans are available for purchasing homes, financing 100% of the sales price at 30 year fixed rates. Credit scores need to be 620 and higher. Except for Avon, Brownsburg, and Plainfield, most of central and western Hendricks County are designated rural areas. Indiana Housing & Community Development Authority (IHCDA) offers to interested parties the participation in a First Time Homebuyer Education Course. After completion of the course first time homebuyers will be awarded with a .125 percent rate reduction. www.ihcda.knowledgefactor.com Private Mortgage Insurance is tax deductible! Legislation has been passed that will extend the tax deduction for private mortgage insurance through 2010. This tax deduction is available for personal residences as well as non-rental second homes. The homeowner´s loan which includes the tax deductible PMI must have originated after January 1, 2007. The deduction applies to loans for purchase or refinance. The loan amount may not exceed the purchase price. In order for this deduction to be taken 100%, a family may earn no more than $100,000 per year. For each additional $1,000 of annual household income earned in a year, the deduction is reduced by 10%. Once a family´s income is over $109,000, the PMI deduction will not apply. The household income is determined by the adjusted gross income prior to any itemized deductions.
